A well-designed flat roof in Kenya needs a proper fall (slope) to the drains, a quality waterproofing membrane, and parapet or overflow outlets sized for heavy rain. Every one of our flat roof plans is detailed for this, so you don't get the leaks that give flat roofs a bad name.

    Pay the site visit fee

    KSh 5,000 in Nairobi & environs, KSh 10,000–15,000 elsewhere, by M-Pesa or bank. We get your order and site location on WhatsApp instantly.

  3. 3

    Site visit & deposit

    Our architect visits your plot to check the size, slope, soil, access, views and county zoning. You pay the 50% architectural deposit at the visit.

  4. 4

    Drawings, structural & approval

    Clear the architectural balance when the drawings are done, then the structural deposit so we can submit to the county for approval.

Frequently asked questions

Is a flat roof more expensive than a mabati roof in Kenya?+

Usually yes. A concrete flat roof slab costs roughly 15–30% more than a timber and mabati roof over the same area, but it adds a usable rooftop, better security, and the option of building an extra floor later.

Do flat roofs leak?+

Only when they are badly designed or waterproofed. We design a 1:80 to 1:100 fall to rainwater outlets and specify a torch-on or liquid membrane with a protective screed. Your contractor then follows the detail drawings.

Can I add another floor to a flat roof house later?+

Yes, if the foundation, columns and slab are designed for it from the start. Tell us at the site visit and the structural engineer will size them for the future floor.
