Terms of service

These terms apply to design orders placed with HousePlans Kenya.

1. Payment

Orders are paid in stages: the site visit fee in advance (KSh 5,000 within Nairobi and its environs, KSh 10,000–15,000 outside Nairobi depending on distance); a 50% architectural deposit at the site visit; the architectural balance when the drawings are done, before they are released; then, if you've ordered structural drawings, a 50% structural deposit before we prepare them and submit to the county, and the structural balance when they are done. Prices are in Kenya Shillings and are confirmed after the site visit.

2. Site visit

After the deposit is confirmed we contact you to book a site visit. You (or your representative) must provide access to the plot and any documents that are available, such as the title deed, a survey or beacons.

3. Design and revisions

We customise the chosen plan to your site and needs. Reasonable revisions to the layout are included until the design is approved. A completely new design after approval may be charged as a new order.

4. Approvals and statutory fees

County, NCA, NEMA and other statutory fees are not included and are paid by the client. Approval times depend on the authorities.

5. Refunds

If we cannot carry out the site visit, or the design cannot be built on your plot and no suitable alternative is agreed, we refund the unused part of the deposit. Once design work has started, the deposit covers the work done.

6. Copyright

Drawings are licensed to you for one construction on the plot they were designed for. Copyright stays with HousePlans Kenya.

7. Financing

We introduce clients to partner banks. Lending decisions, rates and terms are made solely by the lender.
